In September 2019, a duplex on West 89th Street in Cleveland sold for $130,000. Three months later, another duplex on that same street sold for $160,000.
The second property was purchased in 2012 for just $69,650. During ownership, both kitchens were updated, a half bathroom was added, and a rear deck was built.
Even after adjusting for square footage, the second duplex achieved a 12.4% higher sale price per square foot.
And here’s the interesting part: a nearby duplex on Clifton Boulevard sold for $164,500—but Clifton is a more desirable location.
