Thinking about adding a second home to your property—or buying a house with enough land to build one? Your backyard might hold more potential than you realize.
An Accessory Dwelling Unit (ADU) is a smaller, independent residence on the same lot as an existing home. Sometimes called a backyard cottage, granny flat, or carriage house, it can provide flexible living space for family or a potential rental opportunity.
Why consider an ADU?
Maybe you want additional rental income, a comfortable place for an aging parent, or more options for an adult child. Maybe you’re shopping for a home in Cleveland and want to understand what else the land could accommodate before making an offer. An ADU can create new possibilities—but it is not the right solution for every lot.
Zoning, setbacks, access, utilities, construction costs, and financing can make a project expensive or impossible. A large backyard alone does not establish permission to build a second dwelling.
Introducing our Cleveland ADU Resource Sheet
We’re developing an ADU Development Dossier and Resource Sheet that brings together Cuyahoga County parcel records, Cleveland zoning references, site measurements, access considerations, and early-stage project economics. Our goal is to make it easier to understand how to plan, evaluate, finance, and build an ADU—before committing significant money.
We’re also working toward a simple Google Sheets or web-based feasibility calculator that helps property owners estimate the usable building area, identify restrictions, compare costs, and test rental or household-savings scenarios.
Our ambitious construction-cost target is $50,000 or less for a comfortable, functional ADU. That is a research and development goal, not a confirmed price or guarantee.
Building a Cleveland ADU collaboration group
We’re starting with real residential-property case studies and a focus on established urban neighborhoods, including Cleveland’s West Side and East Side. We want to connect with homeowners, homebuyers, investors, architects, builders, suppliers, lenders, and anyone interested in making small-scale housing affordable, quick, efficient, and attractive to the neighborhood.
If you’re considering an ADU, looking to buy a property with potential for one, or would like to contribute your expertise to this effort, let us know. We’re ready to work with you.
