Your First Home Could Be Two Homes: The Case for a Cleveland Double

Why buy one home when your first purchase could give you two? A Cleveland double—an over-under duplex with one apartment above another—can let you live in one unit while renting the other. That’s how I began my own homeownership journey: my first duplex, on West 89th Street, cost me about $70,000, and I later sold it for more than $190,000. That’s my experience, not a promised result for anyone else. The real question is whether the purchase price, financing, maintenance, taxes, insurance, vacancy risk, and realistic rent make sense for you. I appreciated Brown Design Studio’s look at the design and flexibility of these buildings. You don’t have to be 24 to buy your first home; you could be 50 or 60. If you’re looking for a Cleveland double, let’s examine the numbers and the house together.
